Is this your first time building a new home on land you own? It’s natural to have questions on what to expect. We’ve created an FAQ list to answer some of the most commonly asked questions about building on your own lot.

Frequently Asked Questions

How long does it take to build a house?

  • 11-12 months to build.  The whole process may take up to 18 months.  There are things such as weather, design picks, custom changes that will affect this timeline as well.  The key is to find a partner who will help walk you through the whole process. 


How much per square foot?

  • We’ve been building homes for more than 20 years.  Our experience finds that a personalized home is less expensive than a full custom home build.  This gives you the quality of a tailored home without the exuberant cost that you might find with custom home builders.


Do I bring my own plans?

  • Monticello Homes has dozens of plans to start from.  We start off with homes as small as 2,400 square feet up to 4,900 square feet.  We can personalize all of these plans to help cater to what your dream home would be.  We find these tried and true floor plans really help you to envision your dreams quickly.


Do we need to have land? 

  • Not at all, we can help you secure and evaluate land before you buy.  With the beauty of the hill country comes the topography.  We will be happy to help you find the lot that works best for you and your home.  We also have lots to choose from in New Braunfels Texas at Vintage Oaks. 


Why Monticello Homes and not a true custom builder?

  • Having built our first custom home in 1994 we have had plenty of experience in building peoples dream homes.  As a seasoned home builder, we offer much more than a true custom home builder would in offering you tried and true floor plans and features.


Can I make changes to your existing plans and how much will it cost?

  • Changes to the plans will not cost anything.  However, the changes made will most likely have an impact on pricing to build. 


How much does a foundation cost? 

  • Our pricing includes a foundation in the cost of the home.  Finding the best spot on your home site to build will be key.  We will come visit your site to determine how to best place your home.  From there, we will be able to determine grades and provide you with an estimate of what these costs would be. 


We have land; how do we start?

  • We would want to set up an appointment to review your plat survey, recorded plat and any deed restrictions you may have.  If you do not have a lot survey, we can help you obtain one.  Almost all home sites do have restrictions you need to be aware of. 


We don’t have land; how do we start?

  • Come visit us to determine floor plans you’re interested in.  This will help us determine the size of lot you will need.  We can also help you purchase land in beautiful Vintage Oaks, New Braunfels Texas or other subdivisions throughout the Hill Country. 


Are utilities included?

  • While we can connect to existing utilities, we do not provide these services.  We can help you determine what will be needed and how best to connect these items. 


Can I bring in my own appliances?

  • Sure!  We want your home to be your dream home.  We will work with you to determine the best time to install those items. 


Can you save my trees?

  • We will work with you to determine the best way to place your home on the site.  We will determine what will need to be replaced once the home is built. 


When do we have to build?

  • We can build year-round.  We will work with your schedule, but we feel like the best time to get started is always now! 


How do I/can I finance my home?

  • Yes.  We have preferred lenders that cater to homeowners just like yourself.  We can help you find one or you are welcome to bring your own.  Whatever works easiest for you.
